We focus on residential lots across all of New England, often in small cities or close-in suburbs where walkable streets and side yards already exist.

What we look for first

  • Basic zoning type and if your local New England town allows a second small home or tiny unit.
  • Size, shape and slope of the yard, and setbacks (how close you can build to lines).
  • Driveway and parking options, including shared parking or simple gravel pads.
  • Utilities like water, sewer or septic and power, so we know what it takes to tie in.
  • Any known flood zones, wetlands flags or historic rules that will change the path.

Step 1 - Fit Check

You share your address, goals and budget range. We look at town rules and lot shape to see if it makes sense to go forward.

Step 2 - Site Plan

We walk the yard, review access, talk through use, and select the best ADU size and style for your lot.

Step 3 - Permits

We prepare drawings and basic documents for your town, and line up trusted trades who know this type of work.

Step 4 - Build

We manage the build and punch list so you get a small home you feel good handing to family or a renter.
